Screw Piling For Raised Floors

Koble Constructions raised floor systems are a great solution to help builders accelerate construction time and control costs.

About

Screw pile raised floors offer many advantages over traditional flooring methods.  Builders can have a project out of the ground in a matter of days rather than weeks and without the need for multiple concrete pours.

Why Choose Raised Floors?

Raised floor systems answer the problem of reactive soil, by using screw piles to go to a depth well below traditional stump depth. Driving piles down deep into a foundation below highly reactive soil the structure will maintain its integrity no matter what the seasons through at it.

Considerations

For people unfamiliar with raised floor there are some things to consider.

The maximum design height above ground level is 2 meters for single storey dwellings and 1.5 meters for double storey dwellings. Additional engineering and bracing will be needed for floors higher than maximum design heights.

Be sure to specify the appropriate L bracket to suit the bearers.

Screw piling for raised floors does not suit overly rocky sites.

When setting out the site remember the bearer plates are slotted and allow for adjustment.  A common mistake is to forget about building overhang. (See sub floor model.)

Koble Constructions recommends that exposed steel is hot dip galvanized. Other metal treatment methods can also be adopted.

Each Screw pile has a bearing capacity of up to 120kN so your engineer may be able to reduce the number of piles to support the structure.

1.

Planning & Engineering

Every raised floor project starts with the right planning. We review your working drawings, engineering requirements, design loads, pile locations and soil conditions to determine the appropriate screw pile system for the site. A geotechnical soil test helps identify founding depths, soil classification and wind ratings to ensure the structure performs long term.

2.

Site Preparation & Set Out

Before installation begins, the site is prepared and cleared for access. Organic material is removed, levels are established and pile locations are marked out. We coordinate closely with builders, concreters and other trades to determine the most efficient installation sequence for the project.

3.

Screw Pile Installation

Our team installs the screw piles to engineered depths using specialised equipment. Because screw piling is an all-weather solution, projects can move forward without lengthy delays or multiple concrete pours. The adjustable bearer plate system also allows for accurate alignment and positioning during installation.

4

Final Reporting & Ready for Construction

Once installation is complete, we provide a digital screw pile report for your records. With the subfloor system in place, builders can move straight into the next stage of construction faster, cleaner and with confidence the structure is supported by a stable foundation designed for reactive soil conditions.

Piling Solutions For Builders

Our team works closely with builders, developers and owner-builders to provide reliable advice, efficient installation and a smooth construction process from start to finish.

FAQs

Raised floor systems allow builders to speed up construction, reduce wet trade delays and avoid multiple concrete pours. They are also ideal for reactive soil conditions where traditional stump systems may move over time.
Yes. Screw piles are installed much deeper than traditional stumps, reaching stable ground below reactive soil layers to help maintain structural integrity through seasonal ground movement.
Yes. Raised floor systems are commonly used on sloping or uneven sites where traditional slab construction may be more difficult or expensive.
Overly rocky sites can create challenges for screw pile installation. In these situations, additional assessment may be required to determine suitability.
Standard design heights are generally up to 2 metres for single-storey dwellings and 1.5 metres for double-storey dwellings. Higher structures may require additional engineering and bracing.
